Maintenance practices The Lifeline of TPM
Machine
Maintenance is required for the proper functioning of a machine. There are many
methods of machine maintenance. Organizations realize that to have profitable
operation they require all their machines to work with optimum efficiency. On top of that, machine
maintenance is also needed to prevent the machine from failure. According to
productive maintenance, the method must be efficient and economical for a
profitable organization.
4 Techniques
to achieve productive maintenance
Preventive maintenance
Preventive
maintenance deals with preventing a breakdown from occurring with routine
maintenance activities. Preventive maintenance is a scheduled activity hence,
the downtime during such activity is already planned. Due to preventive
maintenance the machines can be expected to run without failing at an uncertain
time.
Corrective maintenance
Corrective
maintenance focuses on improving or modifying the machine. This process
modifies the equipment. Corrective maintenance also modifies the equipment to
make maintenance easier.
Maintenance prevention
Maintenance
prevention is defined as designing and installing the equipment such that the
need for maintenance is reduced. The ultimate aim of this exercise is to reduce
the cost of maintenance and make operation of machines more economical.
Breakdown maintenance
Breakdown
maintenance is the simplest and most used method of maintenance in the
manufacturing sector. It involves bringing the equipment back to working
condition after a breakdown has occurred.
When an
organization has mastered all the 4 techniques their maintenance method can be
termed as Productive maintenance. Adopting this method ensures reduction in costs,
improvement in productivity, profits and overall efficiency
